Our fees cover all of the work that is required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Our legal fee quoted above is for us to carry out the legal work for your Purchase. The additional costs detailed above however are those we have to pay to other organisations and are essential to the conveyancing process. Bank Transfer Fee – this represents the cost of one bank transfer only.
Land Registry Fees – AP1 -These are the fees for a standard conveyancing transaction where we are able to upload the application via the Land Registry’s online portal. The Land Registry may however charge a higher fee for certain types of application. We will be able to clarify if this may be applicable once we have further specific information about the Property.
Search Fees – this includes the cost of official local, drainage and water and environmental searches etc. Some searches are subject to VAT.
Unregistered land – Most houses are now registered at the Land Registry, however, if a property is unregistered additional work will be involved which may incur a further charge.
Referral Fee (if any) – If applicable Judge & Priestley will pay the fee of up to £250.00 for a referral made by an approved third party.
The fees quoted in the tables assume that the matter is straightforward and that no unforeseen issues arise which may increase the cost of the service we provide, including (but not limited to) the following circumstances:
- the legal title is discovered to be defective, or part of the property is unregistered;
- you require completion earlier than 14 days from exchange;
- the transaction is not concluded in a timely manner due to unforeseen complications;
- the parties to the transaction are not co-operative, or there are unreasonable delays by third parties in providing documentation;
- indemnity policies are required, in which case additional disbursements may apply.
Should it become necessary to increase our fees, we will notify you of the relevant issues and discuss them with you as soon as practicable.
How long will a purchase take?
How long it will take for your purchase to be finalised, so you can move in to your house will depend on a number of factors. On average, for a straightforward matter, we would expect the purchase process to take between 4 to 8 weeks, from the date that we receive the draft paperwork from the seller’s solicitor. It can be quicker or slower, depending on the parties in the chain.

There are additional third party fees associated with a leasehold purchase. These are fees which are set by a third party and are beyond our control. They apply where there is leasehold property involved and/or managed areas with freehold property. Fees are payable to the third party (or their agent/lawyer) for notices, licences, deeds of covenant and certificates of compliance to name but a few. We can only confirm these fees when we hear from the relevant third party but typically start from the following levels:
Notice of Transfer and/or charge fee between £30.00 – £350.00 plus VAT
Deed of covenant from 250.00 plus VAT
Licence to assign from 500.00 plus VAT
Certificate of compliance fee often ranges from £200 – £500 plus VAT
