Requiring a tenant to put down a potentially returnable deposit is a practical tool to safeguard your interests in the event of damage or breach of obligations by the tenant. Part or full retention of the deposit at the end of a tenancy however can be highly contentious and a common cause of disputes between the parties.

 

Where a deposit is obtained for an Assured Shorthold Tenancy, there are rules in force which require landlords to place deposits received from tenants into a designated scheme within a certain time period.
