It is best to use a solicitor to create a HIP. The cost of a HIP from Judge & Priestley is substantially cheaper than other suppliers in the marketplace because we undertake them at cost price only for Judge & Priestley clients. Speak to us for free advice before you put your home on the market and we will be able to provide you with a legally sound HIP at a reasonable price. Our HIP starts at £215 inclusive of VAT.

Every home placed on the market, regardless of its size, must now have a Home Information Pack available as soon as a property is put on the market.  The Packs bring together information at the start of the process - such as a sale statement, local searches and evidence of title. It also includes an Energy Performance Certificate that contains advice on how to reduce Co2 emissions and fuel bills.

BEWARE THE NON COMPLIANT HIP!
If you are purchasing a property, Judge & Priestley can help you ensure that the HIP given to you has all the correct information. If you are selling your home, we will make sure you have included all the necessary documents in your pack and that the pack is fully compliant.

If your HIP provider does not produce a fully compliant HIP, it could cause problems and delays to your transaction. If for example the Local Authority Search is deficient in any way then the buyer can legitimately ask the seller to cover the extra costs of any missing information.

Frequently asked questions

Q. What should be included in my Home Information Pack?
A. The compulsory items that need to be included are:
1. Energy Performance Certificate
This shows the energy efficiency of a home. Also shows the impact that the home has on the environment through its carbon dioxide emissions.

2. Sale statement
Gives information such as address of the property, freehold or leasehold status and whether the property is registered or unregistered.

3.Standard searches
Includes a Local Authority Search and a Drainage and Water Search

4. Evidence of title
Documentation to prove that the seller actually owns the property and has the legal right to sell it.

5. Leasehold
This includes a copy of the lease and a summary of service or maintenance charges.


Q. I will be selling my house privately, do I need a Home Information Pack?

A. If you are marketing your property in any way i.e placing details on a website, you will need a Pack. Where no marketing takes place eg you are selling to a friend, you won't need a Pack.


Q. Who pays for the Pack?
A. The seller is responsible for the cost of a Home Information Pack. The cost of the Pack varies from supplier to supplier. Judge & Priestley can provide you with a legally sound HIP for £215 inclusive of VAT If you also and at the same time instruct us to act for you in the sale of that property.
