Q. How do I deal with common parts once I have disposed of units on an estate?
A. A developer has various options in dealing with common parts, such as shared access ways. The common parts can be retained by the developer, who will have the responsibility of maintaining the same, but will be able to charge a service charge in order to do so. More commonly, the common parts would be transferred into a management company owned by the owners of the individual units on the development site and they will then have the obligation to maintain and collect service charges.
